The project

Villa Joyeuse is a historic villa listed as part of Saint-Raphaël's heritage. This complete renovation project was subject to the opinion of the Architects of the Buildings of France (ABF), requiring strict adherence to heritage criteria while modernizing all technical installations.

Launched in January 2023, this project presented significant organizational challenges. Immotech stepped in to restructure project management, ensure a permanent presence on the construction site, and coordinate all stakeholders: companies, architect, and project owner.

Thanks to a local policy and rigorous coordination; Immotech was the central point between all stakeholders to bring this demanding heritage project to completion.

A three-phase project

Phase 1

Demolition and stripping

January 2023 – January 2024

Objective : Preparing the villa for its complete renovation

Work completed:

  • Complete gutting of existing interior fittings
  • Demolition of non-load-bearing partitions
  • Removal of old coverings (floors, walls, ceilings)
  • Waste disposal and recycling
  • Protection of architectural elements to be preserved
  • In-depth diagnosis of existing structures

Challenges: This phase revealed heritage elements requiring special attention and validation by the ABF before work could continue.

Villa renovation

February 2024 – March 2025

Objective : Completely renovate the villa while respecting its heritage character.

Work completed:

  • Complete roof renovation using traditional materials
  • Restoration of the facades and exterior joinery
  • Restructuring of interior spaces
  • Complete electrical renovation (bringing up to code)
  • Plumbing and heating renovation
  • Thermal and acoustic insulation
  • Installation of floor and wall coverings
  • Custom-made interior joinery
  • High-end paints and finishes

ABF constraints:

  • Use of traditional materials for the facades
  • Respect for the original colors and finishes
  • Preservation of characteristic architectural elements
  • Validation of technical and aesthetic choices at each stage

Phase 2

Phase 3

Park renovation and swimming pool construction

November 2024 – July 2025

Objective : Create an outdoor space in harmony with the villa

Work completed:

  • Landscaping redesign of the park
  • Creation of a swimming pool integrated into the garden
  • Installation of the filtration and treatment system
  • Terraces and outdoor walkways
  • Architectural outdoor lighting
  • Planting and revegetation
  • Outdoor furniture and amenities

Special feature: This phase partially overlaps with the renovation of the villa, requiring precise coordination to avoid disrupting the interior work.

Challenges encountered and solutions implemented

Reorganization of an ongoing project
Challenge : Project started without rigorous organization, lack of coordination between stakeholders.
Solution : Implementation of a detailed schedule, weekly site meetings, permanent presence of Immotech as a central coordination point.

Strict heritage constraints
Challenge : ABF validation required at each stage, processing times, adherence to traditional techniques.
Solution : Anticipating permit applications, compiling detailed technical files, and maintaining constant dialogue with the ABF (Architects of French Buildings) and the heritage architect.

Coordination of multiple trades
Challenge : More than 15 different companies on the construction site, risks of interference and delays.
Solution : A policy of proximity with daily presence, close coordination of interventions, and proactive conflict management.

Discoveries made during construction
Challenge : Non-compliant structural elements and installations discovered during demolition.
Solution : Responsiveness and adaptation of the schedule, technical solutions validated quickly with the project owner and the ABF.
